We realise that once you’ve decided you want to sell your home, you’ll want to do so not only at the best price but in the quickest possible time. Ensuring you have an accurate sales valuation rather than one just ‘to get the business’ will mean the difference in achieving a successful sale in the timescale that you require.
Instructing an agent
Choosing the right agent for your property is essential to a successful sale, consider whether they will have your best interests as their priority. Where do they market, do they advertise on the major portals, do they have in depth knowledge of the local area, an awareness of the current local market including recently sold properties, will they ensure they have all the information necessary so that they are in a position to answer any applicant questions such as parking, to council tax band, boundaries, which way the garden faces, to schools, local facilities and amenities.
First impressions count! We recommend you spend time ensuring your property is ready to be advertised at its very best. We are happy to provide advice on this but suggest you stand back and look at your property as if you were a buyer. Is the garden tidy with neat lawns and weeds under control. Be critical, if there are areas you know need attention the buyers will see this too. If there are odd jobs that you’ve been meaning to attend to, now is the time! The aim is to present your home like a show home, with washing up done and put away, tidy with shoes, coats and other clutter all stored away and if it’s winter, make sure the heating is on and the house feels warm. We will also wait until we have a good sunny day to come and take photos ensuring lovely light and bright rooms!
We market on all major portals including Rightmove, Zoopla and Primelocation as well as other local websites and of course our own. We ensure marketing includes detailed and accurate property details along with floor plans, EPC ratings and location maps along with a local area guide. We also erect one of our eye-catching boards (if appropriate) outside the front of the property, so that passing traffic and passers by can see the property is for sale!
We provide accompanied viewings on all bookings as we know from experience that buyers prefer this and would generally recommend you pop out during the viewing, and maybe take the children or the dog for a walk! Buyers are more relaxed and feel more comfortable being able to ask any questions without fear of offending the seller. We will be familiar with the property and will allow plenty of time for the viewers to see your property fully. We know it can be quite stressful living day to day and trying to keep you home tidy in advance of viewings. Essentially we seek all applicants’ buying position ahead of viewings so that we know whether they are in a good position to move forward.
Once we have an offer we verify the buyer’s position including any related sale and their finances before discussion with you. All offers we receive are put forward and negotiated strongly on your behalf.
Sales Progression & Completion
Once you have accepted an offer, we will then ask for both the buyer and you to confirm the details of the solicitor you have chosen to act on your behalf. If you do not already have a solicitor lined up we can put you in touch with ours who will be happy to provide you with a quote - you are then assigned a dedicated member of our team who will work closely alongside them to ensure a successful progression of your sale. We will then execute the necessary paperwork to both sets of solicitors to ask that they proceed in working together to progress the transaction. We then continue to work hard monitoring progress throughout and do our utmost to ensure that exchange of contracts takes place without any unnecessary delay. If there are any additional parties to the chain, and the buyer has a related sale, or the seller has an onward purchase, we will endeavour to ensure we are liaising with the relevant agent to keep up to date with the progression of other properties within the chain. Once all solicitors are satisfied that their client is in a position to exchange contracts, a date for completion will then be agreed to complete the transaction. We will only release keys to the buyer once your solicitor has called us to give these instructions.
