As independent local agents we are always readily available to discuss your requirements but to ensure a strong buying position we’d recommend you have your finances in place before you start to look. This will ensure your best chance of being in a good position to make an offer on a property and to avoid any disappointment when you find your dream home. Ideally, you will already have an AIP (Agreement in Principle) from your lender along with any required evidence of savings.
If you already have a home to sell, we would generally recommend you secure a buyer before beginning your search for your new home, and we would naturally be delighted to assist!
Once your offer is accepted, the seller will be expecting you to instruct a mortgage survey to verify the purchase price. At this point, and depending on the age and condition of the property, you may also consider instructing further structural surveys. Once exchange of contracts has taken place, the contract will be binding and your solicitor will look for a completion date to be set.
Once this date has been agreed upon, we will then wait for confirmation from solicitors that exchange of money has been completed before keys are released!
